If you are searching for plots for sale in Kitengela, land for sale in Kajiado County, or an affordable 50x100 plot near Nairobi, the first question is always the same: what does it cost? The honest answer is that prices vary a lot, even within the same town. A plot near the Nairobi-Namanga highway can cost three times as much as one a few kilometres inside.
This guide explains what a 50x100 plot (about 1/8 of an acre) costs in Kitengela, Kisaju, Isinya and Kiserian in 2026, why the prices differ, and what to budget beyond the plot price itself.
What is a 50x100 plot?
A 50x100 plot measures 50 feet by 100 feet, roughly 15 by 30 metres, or about 1/8 of an acre. It is the standard residential plot size in Kajiado County. It is big enough for a family home with a compound, or a small rental development, which is why it is the most searched plot size in the Nairobi metropolitan area.
50x100 plot prices in 2026: quick comparison
The table below combines Houseland Investment's current project prices with ranges we saw in public listings. Public ranges are asking prices, not final sale prices, so treat them as a guide.
Prices change often. Confirm the current price and availability with us before you plan your budget.
Kitengela: from affordable to premium
Kitengela is the most developed of the four areas, and it has the widest price range. Plots close to the Namanga Road and established estates cost the most. Houseland's Milimani project in Kitengela is priced at Ksh 1.6 million for a three-month payment, Ksh 1.7 million for six months, and Ksh 1.8 million for twelve months, with a Ksh 500,000 deposit. Our Acacia project is Ksh 800,000, and our KAG project is Ksh 900,000. We also have a new Acacia Oloika Gated Community project, going for 1,300,000 (title inclusive).
If your budget is tighter, our KCA projects along the Isinya-Konza bypass side start at Ksh 430,000 and Ksh 750,000, both title inclusive. They suit buyers who want land in the Kitengela growth corridor without paying for plots right on the highway.
Why Kitengela is priced higher: it has an established town centre, schools, hospitals, shopping centres and a large rental market. Many buyers also want to be near the Nairobi Expressway and Mombasa Road connections for their commute.
Kisaju: affordable land close to Kitengela town
Kisaju sits a few kilometres from Kitengela town and is popular with buyers who want a quieter setting at a lower price. Houseland's Kisaju MUA University project is Ksh 1,200,000 and the Kisaju Fred's Ranch project is Ksh 1,250,000. Other advertised plots in Kisaju range from roughly Ksh 920,000 to Ksh 1.95 million, with the higher figures usually covering larger plots of about 1/5 of an acre.
When you compare prices, check the plot size. A listing quoted per 1/5 acre is not comparable to a 50x100 listing, and some sellers quote per acre instead.
Isinya: lower prices and long-term growth
Isinya is further from Nairobi, so plot prices are lower. Public listings we reviewed show 50x100 plots in the Isinya area from around Ksh 850,000, and smaller 1/8-acre plots advertised from roughly Ksh 650,000. Houseland's Umma University plots near Kajiado Town are priced from Ksh 480,000.
Buyers choose Isinya because of its low entry price and its position along the Nairobi-Namanga highway and close to the Konza technopolis area. The trade-off is that infrastructure such as water and tarmac roads is not equally developed everywhere, so always visit the plot and ask what is already in place.
Kiserian: hillside setting near Nairobi
Kiserian is closer to Nairobi's southern side and appeals to buyers who want cooler weather and Magadi Road access. Houseland's Kiseriani project near CITAM Kadolta Resort is Ksh 700,000 for a 50x100 plot. Public listing data for small residential plots in Kiserian was limited when we checked, so ask for the latest prices before you decide.
What affects the price of a plot?
Location: distance from a tarmac road, a town center or the Nairobi-Namanga highway.
Infrastructure: access roads, electricity and water on site or nearby.
Gated or open: gated, master-planned projects usually cost more.
Title status: a plot with a ready title deed usually costs more than one still being processed.
Payment terms: a cash price is lower than an installment price. For example, Houseland's Milimani price rises with a longer payment period.
Season and demand: plots in popular projects sell quickly and prices can rise.
Beyond the plot price: costs to budget for
The advertised price is rarely the full cost. Ask for a written breakdown that covers:
Legal fees for the sale agreement and transfer.
Stamp duty, a percentage of the land value paid at transfer.
Land search and registration fees.
Land Control Board consent, where the land is agricultural.
Survey and beacon verification, so you know exactly where your boundaries are.
Fencing and building costs after purchase.
At Houseland, projects come with a ready title deed, and we guide you through consent, stamp duty and registration.
Paying in installments
You do not need the full amount upfront. Most Houseland projects use a 10% deposit with the balance paid over 12 to 15 monthly installments. For example, a Ksh 750,000 KCA plot needs a deposit of Ksh 75,000, followed by monthly payments for 12 months. Title transfer starts once you finish paying.
Before signing any installment agreement, check that the seller owns the land, that the payment schedule and any penalties are written down, and that the title will be transferred to you after the final payment.
How to avoid overpaying or buying a bad plot
Compare the same plot size. Compare 50x100 to 50x100, not to 1/4 acre.
Do an official land search at the lands registry to confirm the owner and check for caution, charge or restriction.
Visit the plot and verify beacons on the ground. We offer free site visits.
Ask for the title history, including the mother title the plot came from.
Pay only to official company accounts and keep every receipt.
