How to Open an Ardhisasa Account From Abroad: A Step-by-Step Guide for Kenyans in the Diaspora

By Houseland Investment | Steps based on the official Ardhisasa individual registration tutorial

Buying land in Kenya from abroad means trusting people you cannot see. An Ardhisasa account reduces how much trust you have to give. It is your own login to the Ministry of Lands' digital land system, so you can check records and follow your transaction yourself instead of relying on a seller, an agent or a relative.

This guide walks you through opening the account, finding your Ardhisasa ID, and using the account to protect a land purchase. Allow about 15 to 20 minutes.

Why diaspora buyers should have an Ardhisasa account

  • Check before you pay. The platform's records are the official source for who owns a parcel. Your own account lets you verify a plot instead of relying on a photocopy someone sends you.

  • Pay official fees through the official channel. The dashboard includes Ardhi Pay, so government charges go to the government and not to a personal number.

  • Follow your applications. You get notifications and a record of what has been submitted in your name.

  • See your properties in one place. Land registered to you appears under My Properties.

  • Sign digitally. Once your signature is saved, you can sign applications that need it without travelling.

  • Protect yourself. A buyer who can check things independently is much harder to defraud.

Which services are live depends on the registry, so ask your advocate what applies to the area where you are buying.

What you need before you start

Requirement

Details

Identification

A National ID, Maisha ID or Alien ID, with the ID number

ID serial number

The serial number printed on your ID card

Mother's maiden name

Her first or middle name

Phone number

An official mobile number registered in your own name, used for one-time passwords (OTPs). One number per account

Email address

A personal email you can open now, for another OTP

Password

At least 8 characters, with an uppercase letter, a lowercase letter, a number and a special character

Passport-size photo

Colour, white background, under 1 MB (needed after registration)

Scan of your ID

For uploading later in your account

KRA PIN

Have it ready. Your account shows it, and some services may ask for it

The phone number is the step to plan for. Verification codes are sent by SMS, and you will need a fresh code every time you log in. The tutorial lets you choose a country when entering your number, but it does not say whether foreign numbers work for everyone. If you can, use a Kenyan number registered in your name, and make sure it can receive SMS while you are abroad. If you cannot, contact the Ardhisasa help desk through the chat icon before you start.

Step-by-step: opening your account

Step 1: Go to the official site. Type ardhisasa.lands.go.ke into your browser. Type it yourself instead of clicking a link from a message or advert, because fake sites exist.

Step 2: Start registration. Click Register and choose Individual Registration. (The other option, Company Registration, is for registered companies.)

Step 3: Verify your ID. Choose your identification type (National ID, Maisha ID or Alien ID), enter your ID number and click Verify.

Step 4: Fill in your details. More fields appear. Fields marked with a red asterisk are compulsory. Enter:

  • your ID serial number

  • your mother's maiden name

  • your first name and surname (the other name is optional)

  • your sex and nationality

  • your physical and postal address (optional)

Click Verify. If an error appears, check that every detail matches your ID exactly. If it persists, contact support through the chat icon (see below).

Step 5: Verify your phone number. Select your country, enter all 10 digits of your number and click Get OTP. Enter the code you receive by SMS and click Verify.

Step 6: Verify your email. Enter your email address and click Get OTP. Enter the code from your inbox and click Verify. Check your spam folder if it does not arrive.

Step 7: Create your password. Choose a password that meets the rules above and confirm it. Read the terms and conditions, tick the box to agree, and click Register.

Step 8: Log in. You are taken to the login page. Enter your ID number and your password, click Continue, and enter the OTP sent to your phone. You will land on your dashboard.

After registering: finish your profile

Registering is not enough on its own. The tutorial stresses that you need to complete your profile to carry out some transactions. Open Account in the left-hand menu. It has four tabs: Account Details, Update Settings, Upgrade Account and Account Activity.

Find your Ardhisasa ID

In Account Details, your profile shows your names, contact information and KRA PIN. It also shows your Ardhisasa ID, the unique identifier you use when logging in and in applications on the platform. Note it down and keep it safe.

Upload your profile photo

Click Upload photo and add a colour passport-size photo with a white background, under 1 MB. Choose carefully. Changing it later means contacting customer care, and the request goes to the State Department for approval. If the photo does not appear after you confirm, refresh the page.

Set security questions

These let the platform confirm your identity if you cannot log in later.

Add your signature

Sign in the signing area using a mouse, a stylus or your finger on a phone or tablet. Click Save and confirm. Officers compare this signature with the ones on your applications, so make it match how you normally sign. Changing it later needs a request through customer care, with your ID documents. If you cannot sign digitally, the platform offers a fingerprint option, which you set up at a registry.

Add your ID document

Choose the ID type, enter the ID number, upload a scan of your ID and click Add, then Submit document. Remove and redo any entry that has a mistake.

Change your password if needed

Under Update Settings, enter your current password and a new one, request an OTP and confirm.

What your account does not do

The Upgrade Account tab is for professionals such as advocates and surveyors. You do not need it as a buyer. Land registration transactions under the Land Registration Act 2012, such as a transfer, are started by registered advocates, and most survey applications by licensed surveyors. Your account does not replace your advocate. It lets you see, verify and follow what your advocate does on your behalf.

If you get stuck

The help desk is built into the platform:

  1. Click the "We are here" chat icon at the bottom right of the page.

  2. Click New conversation.

  3. Enter your name, email, the department your issue falls under, and your question.

  4. Click Start chat, and an agent will join.

The Ardhisasa YouTube channel also has tutorials for each process, including company registration and account upgrades.

Keep your account secure

  • Never share your password or an OTP with anyone, including agents, sellers, relatives or our own staff. Nobody legitimate needs them.

  • Do not let anyone register in your name using your details.

  • Only use ardhisasa.lands.go.ke. Ignore messages that offer to "fast-track" your account for a fee.

  • Pay official fees only inside the platform, not to a personal number.

Buying from abroad? Start with a verified plot

Once your account is ready, you can check any plot you are considering before you send money. Houseland Investment works with diaspora buyers across Kajiado County, with free site visits, flexible payment plans and clear terms.
